Most condominium inspections take between 1 –2 hours, and single family home inspections take between 4 –5 hours. You should make every effort to schedule your inspection during a time period when you can be there with me. It’s also a good idea to let the sellers and the realtors know how much time it will take beforehand, because this is likely a good deal longer than they are used to. I am very thorough. Our reports are very detailed and informative, including digital photos and diagrams, but you will get the most out of the inspection if you are present so your questions can be answered on the spot. I am also always available to answer any of your questions that arise after the inspection as well. 

During your inspection the following components will be examined: 

  • Structural System: Foundation walls and slab. Wall, floor, ceiling and roof framing.
  • Exterior: Wall coverings, flashing, trim, eaves, soffits and fascia. Exterior doors and windows. Decks, balconies, stoops, steps, porches and railings. Grading, vegetation drainage and retaining walls, walkways, patios and driveways.
  • Roof System: Roof covering, drainage system, flashings, chimneys skylights and roof penetrations.
  • Plumbing: Water supply and distribution system, fixtures, faucets, drain/waste/vent systems, water heater, fuel storage and distribution systems, sump pump.
  • Electrical System: Service drop, entrance conductors, cables, raceways, service equipment, main disconnect, grounding system, service panels and overcurrent protection devices. A representative number of fixtures, switches and receptacles. GFCI’s.
  • Heating System: Heating equipment, vents, flues, chimneys, energy source.
  • Air Conditioning System: Central and through wall units. Outside temperature must be above 65 degrees.
  • Interior: Walls, ceilings, floors, steps, stairways railings, countertops, fireplaces, garage doors and door operators. A representative number of doors, windows, and cabinets.
  • Insulation and Ventilation: Insulation and vapor retarders. Attic, foundation and mechanical ventilation systems.

Fees start at $300.00 for a modest 1 bedroom condo. Larger homes, older homes, multiple heating systems and various other components will increase the fee due to the additional time it takes to inspect and report them.
